Overview Leasing Professional - Nexus at Goodnight Ranch. This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Responsibilities Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. Inspect apartments prior to resident move-in to ensure move-in readiness and coordinate any outstanding items with the maintenance team. Stay informed about current market and competitor conditions; develop and implement short- and long-term marketing plans to sustain occupancy; follow community policies related to concessions, specials, and other programs to boost occupancy. Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, using internet marketing tools, and following other community-specific plans and programs. Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information. Ensure show units meet the Company’s standards for show quality by inspecting marketing areas, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction via email, thank-you notes, calls, or other contacts to finalize lease or renewal decisions. Support lease renewal programs by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions, documenting and conveying requests as needed. Required Licenses or Certifications Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions Incumbents must have a valid driver’s license to operate a golf cart on property Physical Demands Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance. Occasional travel may be required to assist other properties, attend training, or participate in meetings. Work a flexible schedule, including evening, weekend, and holiday shifts. Compensation and Benefits The hourly range for this position is $17.00 - $18.00. Additional Compensation Corporate Positions: eligible for quarterly or annual bonuses based on performance. Onsite Property Positions: eligible for weekly, monthly, and/or quarterly bonuses.
